This is the real puzzle of upsizing, and the honest answer depends on your numbers and the market. Selling first gives you certainty about your budget. Buying first lets you move on the right home when it appears, often with a short-term bridge to cover the gap. There are trade-offs to each, and we work out which fits your situation.

The stressful part is usually the timing between selling one home and buying the next. There are strategies for that, including bridge financing that spans the gap so you are not forced into a rushed decision. Knowing your real upgrade budget up front takes most of the fear out of it.
