A no is not the whole market

One decline does not mean you cannot get a mortgage in Ontario. Different lenders have different overlays. Some are built for clean A-lender files. Others are built for self-employed income, rebuilding credit, higher debt loads, separations, or properties that do not fit a cookie cutter box.

We start with the cleanest path that can still work. Alternative (B) lenders when the guidelines call for it. Private lending only when it is the right short-term bridge, never as the brand story.

Does one bank decline hurt me?

A hard pull can nudge a score briefly. Shopping the same file at five banks yourself usually hurts more than helping. Bring me the decline and we choose the next lender with intention.

What is an alternative or B lender, in p plain words?

Lenders who price and underwrite files that sit outside the big banks comfort zone. Rates and terms can differ. The point is access and a structure that can work.

Is private the same thing?

No. Private is a different tool, often shorter term, and only when it honestly fits. It is not how I market my practice.

Will my rate be higher?

Sometimes, yes. Sometimes the win is getting approved at all, or protecting cash flow while credit and income catch up. We run the real numbers before you decide.

Should I keep applying at more banks myself?

Usually no. More random applications mean more hard pulls and the same rulebooks. One clear plan beats five cold nos.
