Reverse Mortgages in Muskoka, Orillia & Cottage Country
Some of the most beautiful homes I see belong to people who’ve lived up here for decades. A four-season place on the lake near Gravenhurst. A tidy bungalow in Orillia a short walk from Lake Couchiching. A house outside Bracebridge that started as the family cottage and slowly became home.
Those homes are often worth a great deal now. And the people living in them often tell me the same thing: “I’m not leaving. But I could use some breathing room.”
A reverse mortgage can sometimes help with that. Cottage country also has a few wrinkles that the city doesn’t, so let’s talk about them plainly.
The quick version
A reverse mortgage lets homeowners aged 55 and older borrow against their home’s equity with no regular monthly payments. You keep the title and keep living there. The balance, plus interest that builds over time, is repaid when the home is sold or the last borrower moves out or passes away. You still pay property taxes and insurance and look after the place.
It’s qualified mainly on your age, your home’s value and its location, rather than on your monthly income. That’s why it can help retirees whose bank said no on pension income. Everything is subject to lender approval.
Start here: my main reverse mortgages in Barrie page covers how they work, who qualifies and the trade-offs.
The big question: does a cottage qualify?
This is the one I get asked most up here, so let me be clear.
A reverse mortgage is for your principal residence, the home you actually live in most of the year. A seasonal cottage you use in the summer, while your main home is somewhere else, generally doesn’t qualify.
But plenty of people in Muskoka and around Orillia have turned the cottage into their full-time home. If that’s you, it may qualify. Lenders typically look at things like:
- Do you live there year-round? It needs to be your principal residence.
- Is it a true four-season home? Proper heating, insulation, water and septic that work in January.
- Is there year-round road access? Water-access-only or seasonal-road properties can be harder.
- The property itself. Its condition, size, the land around it, and how easy it is to value with an appraisal.
Every lender sees these a little differently, so the honest answer is: let’s look at your specific property. For more on how lenders view these homes, see seasonal vs four-season cottage financing.
“We own a house in town and a cottage. Can we use the cottage?”
Usually not with a reverse mortgage, since the cottage isn’t your principal residence. A few paths people consider instead:
- A reverse mortgage on the main home you live in, if you’re 55+ and staying put.
- A HELOC or refinance on either property, if your income supports a payment.
- Selling one of the two, if keeping both has become more work or worry than joy.
- Moving to the cottage full-time, and then looking at options once it’s truly your home.
There’s no wrong answer here, only the one that fits your life. I wrote about the bigger picture in reverse mortgage vs HELOC vs selling.
Why people up here look at a reverse mortgage
- Keeping the place in shape. A new roof, a dock, a septic system, a furnace. Cottage-country homes ask a lot of you.
- Making it easier to stay. Stair lifts, walk-in showers, main-floor living.
- Cash flow on a pension. Topping up monthly income without selling.
- Clearing debt. Paying out an existing mortgage or line of credit so there’s no monthly payment.
- Helping family. Some people want to help their kids now rather than later, with eyes wide open about the estate.
The honest trade-offs
- The balance grows. With no monthly payment, interest builds on top of what you borrowed, and your equity shrinks over time.
- It usually costs more over time than a HELOC or refinance, if you can carry a payment.
- It affects your estate. If the family hopes to keep the lake house for the next generation, that conversation needs to happen early. Everyone does better with no surprises.
- Obligations stay with you. Taxes, insurance, upkeep, and living there as your principal residence.
- Independent legal advice. In Ontario, you’ll meet with your own lawyer before a reverse mortgage goes ahead. I’m glad that step exists.

Questions people ask me
Can I get a reverse mortgage on a Muskoka cottage?
Only if it’s your principal residence, meaning you live there most of the year. A seasonal or secondary cottage generally doesn’t qualify.
Does a waterfront or rural home qualify?
It can, if it’s your year-round principal residence and the lender is comfortable with the property, including access, condition and appraisal. Each lender has its own guidelines, and everything is subject to approval.
What if my home is on a seasonal road or water access only?
These properties can be harder to approve. It depends on the lender and the specifics, so it’s worth a conversation before you rule it in or out.
Can I use a reverse mortgage on my house in town to pay for the cottage?
The funds can generally be used however you like, including cottage costs. Just remember the balance grows over time, so we’d look at whether that’s the best tool first.
Do I have to come to Barrie to do this?
No. Most of it can be done by phone, video and email, and your independent legal advice can be with a lawyer near you.
