Reverse Mortgages in Bradford

I’m Lora Fenn, a Mortgage Agent with DLC Yellow Brick Mortgages. Bradford West Gwillimbury has changed a lot, with new neighbourhoods, the GO train to Toronto and steady growth out toward Bond Head. Plenty of homeowners have been here through all of it, and their homes are worth far more than they paid.

If you’d like to stay put and take some pressure off the monthly budget, a reverse mortgage is one option. Here’s how it works and a few things that come up often in Bradford.

What a reverse mortgage is

It’s a loan for homeowners aged 55 and older, secured by your home, with no regular monthly payments. You keep the title and keep living there. The amount borrowed, plus interest that builds over time, is repaid later, usually when the home is sold or the last borrower moves out or passes away. You still pay property taxes and insurance and maintain the home.

The money is tax-free and generally doesn’t affect Old Age Security or the Guaranteed Income Supplement. For the full step-by-step, see my main reverse mortgages in Barrie page.

Things that come up in Bradford

  • A son or daughter on title. Some parents added an adult child to title years ago. With a reverse mortgage, everyone on title generally needs to be 55 or older, so this matters. Please don’t change title on your own. Talk to me and a lawyer first.
  • Family living with you. Lots of Bradford homes have grown kids or grandparents under the same roof. A reverse mortgage is about your principal residence and your estate, so it works best when everyone in the house understands the plan.
  • Acreage and the Holland Marsh. Out on rural lots and near the Marsh, lenders look mainly at the house and a reasonable piece of land around it. Working farms are usually harder to approve.
  • Homes in town. An older house near Holland Street or a newer one in a subdivision is usually a simple case if it’s your principal residence.

Every lender has its own rules and everything is subject to lender approval, so let’s look at your actual home before you plan around it.

Why Bradford homeowners consider one

  • Paying off the rest of the mortgage or a line of credit.
  • Steadier cash flow in retirement, without selling.
  • Helping a child with a down payment, while you’re here to see it, and with the estate side understood.
  • Updating the house so you can stay: a main-floor bedroom, a better bathroom, a new furnace.

The trade-offs

  • The balance gets bigger over time, because interest is added instead of paid each month.
  • It usually costs more than a HELOC or refinance if your income can carry a payment.
  • It means less in your estate, which is why the family conversation matters.
  • Ownership costs stay with you: taxes, insurance, upkeep, and the home stays your principal residence.
  • You’ll meet your own lawyer. Independent legal advice is required in Ontario before a reverse mortgage goes ahead.

Weigh your options in reverse mortgage vs HELOC vs selling, and if the bank already said no, read retired and the bank said no.

Questions people ask me

Is a mortgage agent the same as a broker?

Most people use the two words the same way. In Ontario, FSRA licenses both, and both can compare lenders for you instead of offering one bank’s products. A mortgage agent works under a licensed brokerage. I’m a licensed Mortgage Agent with DLC Yellow Brick Mortgages, Brokerage Licence #13854, and I work with homeowners in Bradford and Bond Head.

Who qualifies?

In general, homeowners aged 55 and older, where everyone on title meets the age requirement and the home is your principal residence. How much is available depends on your age, your home’s value, its location and type, and lender approval.

Will I still own my home?

Yes. You stay on title and the lender registers a mortgage on the home. Keep paying the taxes and insurance, maintain the home and keep living there, and it stays yours. When it’s sold, the loan is repaid and what’s left goes to you or your estate.

My son is on title with us. Can we still get one?

Possibly, but everyone on title generally needs to be 55 or older, so it changes things. Talk with me and a lawyer before you change anything on title.

Can I use a reverse mortgage to help my kids buy a home?

Yes, the money can generally be used as you choose, including helping family. Because the balance grows over time, we’d look first at whether it’s the best way to help.
