Reverse Mortgages in Innisfil
I’m Lora Fenn, a Mortgage Agent with DLC Yellow Brick Mortgages, and my office is just up the road at 18 Alliance Blvd. in Barrie. If you own a home in Alcona, Lefroy, Stroud, Cookstown, Gilford or out at Big Bay Point, and you’d like a little more room in the monthly budget without moving, this page is for you.
Here’s how a reverse mortgage works, which Innisfil homes tend to fit, and the ones that usually don’t.
A reverse mortgage in plain words
A reverse mortgage lets homeowners aged 55 and older borrow against the value of their home with no regular monthly payments. The title stays in your name and you keep living there. The money you borrowed, plus the interest that builds over time, is paid back later, usually when the home is sold or the last borrower moves out or passes away.
Because it’s a loan and not income, the money is tax-free and generally doesn’t affect Old Age Security or the Guaranteed Income Supplement. You still pay your property taxes and home insurance and look after the house. For the full walk-through, see my main reverse mortgages in Barrie page.
Innisfil homes: what lenders look at
- Land-lease homes. At Sandycove Acres and other land-lease communities, you own the house but lease the land under it. A reverse mortgage generally needs you to own both, so homes on leased land usually don’t qualify. If that’s you, there may still be other ways to ease the monthly pressure, and I’m happy to go through them.
- Shoreline homes that started as cottages. Plenty of houses along the water began as summer places and were winterized over the years. If it’s a true four-season home with proper heat, insulation and a well and septic that work in January, and you live there year-round, it can qualify.
- Rural lots and acreage. Around Churchill and the farm country near Cookstown, lenders look mainly at the house and a reasonable piece of land around it. A working farm is usually harder.
- Newer homes in Alcona and Lefroy. A newer subdivision home that’s your principal residence is usually the simplest case.
Every lender sees these a little differently, and everything is subject to lender approval, so the honest answer is: let’s look at your actual property.
Why Innisfil homeowners ask me about one
- Paying out what’s left on the mortgage or a line of credit, so there’s no monthly payment at all.
- Topping up pension income without selling a house you love.
- Getting the house ready to stay: main-floor laundry, a walk-in shower, a new roof.
- Helping the kids or grandkids now, with the whole family clear on what it means for the estate.
The trade-offs, said plainly
- The balance grows. Interest is added to what you owe, so the equity left in the house shrinks over time.
- It usually costs more than a HELOC or refinance if you can comfortably carry a payment.
- Your estate will be smaller. It goes best when the family talks about it early.
- You keep the responsibilities. Taxes, insurance, upkeep, and living there as your principal residence.
- You get your own lawyer. In Ontario, independent legal advice comes before a reverse mortgage goes ahead.
Not sure it’s the right tool? Compare it side by side in reverse mortgage vs HELOC vs selling. If your bank turned you down on pension income, read retired and the bank said no.
Questions people ask me
Is a mortgage agent the same as a broker?
Most people use the two words the same way. In Ontario, FSRA licenses both, and both can compare lenders for you instead of offering one bank’s products. A mortgage agent works under a licensed brokerage. I’m a licensed Mortgage Agent with DLC Yellow Brick Mortgages, Brokerage Licence #13854, and I work with homeowners in Innisfil.
Who qualifies?
Generally, homeowners aged 55 and older, where everyone on title meets the age requirement and the home is your principal residence, which typically means you live there at least six months a year. How much you can access depends on your age, your home’s value, its location and type, and lender approval.
Will I still own my home?
Yes. The title stays in your name and the lender registers a mortgage on the home, just like a regular mortgage. As long as you keep up the property taxes, insurance and maintenance and keep living there, you stay in your home. When it’s sold, the loan is repaid and whatever equity remains goes to you or your estate.
Can I get a reverse mortgage on a land-lease home in Innisfil?
Usually not. In a land-lease community you own the house but lease the land, and a reverse mortgage generally needs ownership of both. Other options may still help, so it’s worth a conversation.
Do I have to come into Barrie?
No. Most of it can happen by phone, video and email, and your independent legal advice can be with a lawyer you choose.
