Can you get a mortgage with bad credit in Barrie? Often, yes. A low score usually closes the big bank door first, but credit unions and alternative lenders look at your whole story, especially your equity, your income and what caused the credit trouble. I’m Lora Fenn, a Barrie mortgage agent, and bruised credit is one of the most common reasons people call me after a bank says no.
Credit trouble usually has a reason
Most of the people I help with low credit aren’t careless. A separation, an illness, a job loss, a business that had a rough year, or a season of just trying to keep the kids fed. Lenders who work with bruised credit want to know what happened and what has changed since. A short, honest explanation can matter as much as the number.
What lenders look at besides your score
- Recent payment history. Twelve clean months after a rough patch speaks loudly.
- Equity or down payment. More equity or a bigger down payment gives lenders comfort.
- Income you can show. Stable, documented income helps offset credit issues.
- Consumer proposal or bankruptcy status. Whether it’s active, paid out, or discharged, and how long ago.
- The property. Its value, location and condition in Barrie, Simcoe County or cottage country.
How the lender options usually line up
Big banks generally want solid scores and clean history. Some credit unions look closer at the local story. Alternative lenders (often called B lenders) regularly approve people with lower scores, collections, or a consumer proposal, usually at a higher rate, often with a lender fee, and often for a one or two year term. The plan matters more than the product
A bad credit mortgage should be a bridge, not a place you live forever. What you can do this week
- Pull your free credit reports from Equifax and TransUnion and check for errors.
- Stop applying for new credit. Each hard check can nudge your score down.
- Pay every bill on time from here on, even if it’s only the minimum.
- Write down, in two or three sentences, what caused the credit trouble and what has changed.
- Call me. We’ll look at where you actually stand before anyone else pulls your credit.
Bad credit mortgage questions
What credit score do I need for a mortgage in Ontario?
There’s no single number. Big banks often want roughly 680 or higher for their best terms, many insured mortgages need at least 600, and alternative lenders can go lower when there is solid equity or down payment. Your score is one piece. Income, equity and your recent history matter too.
Can I get a mortgage during or after a consumer proposal?
Yes, often. Some alternative lenders will work with you while a proposal is active if payments are on time, and more options open once it is paid out and you’ve re-established credit. Bank lenders usually want some time and new credit history after it is completed.
Can I refinance my home in Barrie with bad credit?
Often, yes, if you have enough equity. Alternative lenders focus heavily on equity and can refinance to pay off high-interest debt, which may also help your credit recover. Expect a higher rate and fees than a bank, with a plan to move back later.
How long will I pay a higher rate?
Ideally just one or two years. Most alternative lender terms are short on purpose. If you pay on time and follow the credit plan, many people can move to a better lender at the end of the term.
Will talking to you hurt my credit?
No. A first conversation doesn’t touch your credit. If we decide to move forward, I’ll tell you before any credit check happens, and one application through me can be sent to the lender that fits instead of several separate bank applications.
