A bank’s no is one lender’s rulebook
When a bank declines a mortgage, it is saying your file doesn’t fit its guidelines today. It is not saying you can’t own or keep a home. As a mortgage agent I can look at big banks, credit unions, monoline lenders and alternative (B) lenders, each with different rules on income, credit and debt ratios. Often the fix is a different lender, a different structure, or a clear plan to get back to bank rates later.
I know how that fear feels because I’ve felt it. I left a stable government job and went back to seasonal ski coaching contracts, and I lay awake worrying about my own mortgage renewal. What I learned is that there were far more options than I knew. That’s why I do this work. I fight for your future.
Find your situation
Separation, divorce, or keeping the family home as a single parent

Bad credit or low credit score

Questions people ask after a bank says no
What should I do if the bank denied my mortgage?
Ask the bank for the reason in writing, stop applying at more banks on your own, and talk to a licensed mortgage agent who can compare many lenders at once. Each new application can mean another credit check, and most banks use similar rules, so one well-prepared application to the right lender usually works better.
Can a mortgage agent help if the bank said no?
Yes, often. A mortgage agent can send your file to lenders the bank doesn’t represent, including credit unions and alternative lenders that are more flexible on credit, income type and debt ratios. Approval is never promised, but many people declined by one bank qualify somewhere else.
What is a B lender?
A B lender, or alternative lender, is a regulated lender such as a trust company that approves files outside bank guidelines, usually at a higher rate and often for a one or two year term. Does it cost anything to talk to you?
No. The first conversation is free. In most residential files the lender pays the mortgage agent. If a file ever involves a fee, I explain it clearly in writing before you decide anything.
Do you only help people in Barrie?
