Declined for a Mortgage Refinance in Barrie? You May Still Have Debt Consolidation Options

This short video is about a client who was told there were no options, and why one decline doesn’t always end the conversation.

Turned down by two mortgage agents

A client came to me looking to refinance their mortgage and consolidate some debt. They had already been turned down by two other mortgage agents. The debt load was high and their credit wasn’t the greatest, so they were told there were no options.

If you’re in that spot right now, carrying credit cards, loans or a line of credit while your mortgage sits beside them, a no can feel like the end of the road. It often isn’t.

Strategy and a little elbow grease

Sometimes it doesn’t take a miracle. Sometimes it takes strategy, and a mortgage agent willing to put in the elbow grease. After reviewing the file, exploring lender options and looking at the full picture, we found a solution that worked for them.

Details kept general to protect my clients’ privacy. Every situation is different and all financing is subject to lender approval.

One decline isn’t the whole map

That’s why I always tell people: a decline from one lender, or even one mortgage agent, doesn’t always mean you’re out of options. Sometimes you just need the right person looking at the file. Different lenders read debt and credit differently, and how the whole story is put together matters.

If you’re in Barrie, Simcoe County or elsewhere in Ontario and you’ve been declined for a refinance or debt consolidation, bring me your file. I’ll give you an honest look at every realistic path, and I could do that for you, too.

Quick questions

I was declined for a refinance. Is it worth asking someone else?

Often, yes. In the video, the client had been turned down by two other mortgage agents before we found a solution that worked. A decline from one lender or agent doesn’t always mean you’re out of options.

Can I consolidate debt if my credit isn’t great?

It depends on your whole picture, including your debt load, your equity and your income. Less-than-perfect credit was part of this client’s story, and it didn’t end the conversation.

What do you look at first?

The full picture: the file, the debts, the lender options and what you’re trying to fix. Then I’ll lay out the realistic paths in plain words, costs and trade-offs included.
