Bank Said No After a Consumer Proposal or Bankruptcy? Barrie Mortgage Options

By Lora Fenn, licensed mortgage agent · Updated

Can you get a mortgage during or after a consumer proposal or bankruptcy in Ontario? Often, yes. The big banks usually want to see time and rebuilt credit first, but some credit unions and alternative lenders will look at your file sooner, especially if you have equity, a solid down payment or steady income. I’m Lora Fenn, a Barrie mortgage agent, and I help people across the Barrie area who’ve been through a proposal or bankruptcy find a realistic next step.

A proposal or bankruptcy is a chapter, not your whole story

Most people I talk to didn’t get here by being reckless. A separation, an illness, a business that didn’t survive, a job loss, or debt that slowly snowballed while life kept happening. Filing was the responsible way to deal with it. Lenders who work in this space understand that. What they want to know is what happened, what’s changed, and how you’re handling credit now.

Where you are in the process matters

  • Proposal still active. Fewer options, but not zero. If you own a home with equity, some alternative lenders may refinance to pay out the proposal early, which can help you move forward sooner.
  • Proposal paid in full. Keep your Certificate of Full Performance. It’s one of the first things a lender will ask for.
  • Bankruptcy, not yet discharged. Options are limited until discharge. This is a good time to plan and save, not to apply.
  • Discharged from bankruptcy. Keep your discharge papers. Alternative lenders may consider you fairly soon after, and bank options open up as you rebuild credit over time.

What lenders look at

  • Rebuilt credit. A secured credit card or small loan, used lightly and paid on time every month, shows lenders the new pattern.
  • Your equity or down payment. More of your own money in the property gives lenders comfort.
  • Stable, documented income. Pay stubs, a job letter, or tax returns if you’re self-employed.
  • Your explanation. Two or three honest sentences about what happened and what’s different now.
  • No new trouble since. Late payments after a proposal or discharge are what concern lenders most.

How the options usually line up

Big banks and insured mortgages generally want a couple of years of re-established credit after a proposal is complete or a bankruptcy is discharged. Alternative lenders (often called B lenders) can work with you earlier, usually at a higher rate, often with a lender fee, and usually for a one or two year term. That shorter term is the point: it’s a bridge while your credit heals. Read more on what a B lender is and how to get back to bank pricing after a B lender term.

A real-life kind of example (illustrative)

This is an illustrative example, not a specific client. A single dad in Innisfil had filed a consumer proposal after his separation and was about two years into the payments. He owned his home and had built up equity, but his bank wouldn’t discuss a refinance until the proposal was finished. Together we looked at refinancing with an alternative lender to pay out the remaining proposal balance, then set a plan: on-time payments, one secured card, no new debt, and a target to move back toward a bank-style mortgage at the end of the short term. Not every file can do this, but knowing the option existed changed how he felt about the next two years.

What you can do this week

  1. Find your proposal or bankruptcy paperwork, including any completion certificate or discharge.
  2. Pull your free Equifax and TransUnion reports and make sure old debts show as included and closed.
  3. If you have no active credit, ask about a secured credit card and use it lightly.
  4. Write a short, honest explanation of what happened.
  5. Book a chat before applying anywhere, so we don’t add unnecessary credit checks.

Consumer proposal and bankruptcy mortgage questions

Can I get a mortgage while I’m still in a consumer proposal?

Sometimes. Banks usually won’t, but some alternative lenders will consider it, especially for homeowners with equity who want to refinance and pay out the proposal early. Your payment history during the proposal matters a lot.

How soon after bankruptcy can I get a mortgage in Ontario?

It depends on the lender. Alternative lenders may consider you fairly soon after you’re discharged, often with a larger down payment. Banks and insured mortgages generally want to see a couple of years of rebuilt credit first.

Is a consumer proposal better than bankruptcy for getting a mortgage later?

Lenders often see a completed proposal a little more favourably, but both can lead to a mortgage. The decision to file should be made with a Licensed Insolvency Trustee based on your whole situation, not just future mortgage plans.

Will I pay a higher rate after a proposal or bankruptcy?

Often, yes, at first. Alternative lender mortgages usually cost more and come with shorter terms. The goal is to treat it as a bridge and move back toward bank pricing at renewal once your credit has rebuilt.

What documents will a lender ask for?

Usually your proposal or bankruptcy paperwork, a Certificate of Full Performance or discharge certificate if you have one, income documents, proof of down payment or a recent mortgage statement, and a short written explanation of what happened.
