The short version
I’m Lora Fenn, Mortgage Maven, a Mortgage Agent Level 1 with DLC Yellow Brick Mortgages here in Barrie. I help Ontario homeowners and buyers who don’t fit traditional bank guidelines, with most of my clients right here in Barrie and Simcoe County.
You might be self-employed with income that looks messy on paper. Your credit might have taken a hit during a rough stretch. Maybe you want to consolidate debt and the bank’s ratios won’t budge, or you’re going through a separation and need to buy out a spouse. Maybe the property itself is a little unusual. All of that is welcome here, with zero shame.
Why banks say no
Banks follow a fairly narrow set of rules. When your income, credit or property sits outside those lines, the answer often comes back no, even when you’re doing just fine. That no usually means one lender’s box didn’t fit. Through the brokerage I can look at a much wider range of lenders and options, and figure out which ones make sense for you. I can’t promise an approval, and I won’t. What I can promise is an honest look at every realistic path. I fight for your future.
How I work
I start by listening. We talk about your goals, where you want to be in a few years, and what matters to your family. Clients tell me all the time, “I’ve never had anybody ask me that before.” Then I break your options down in plain words, costs and trade-offs included, and you take the time you need to decide. No pressure, ever.
And once you’re my client, I keep checking in. I genuinely care how it turns out for you.
