Most people planning a custom home or tear-down rebuild are juggling three things at once:

  1. The dream of the finished house
  2. The reality of permits, budgets, and timelines
  3. The money question — when do funds actually arrive, and who pays the trades in between?

Banks are not built to explain that over coffee. A good plan is.

Knowing early whether a construction mortgage fits — and what equity, land, or cash you need before the first shovel — saves months of stress.

What a construction mortgage is

A construction mortgage is financing designed for a home that is not finished yet. Instead of advancing the full loan at closing like a purchase mortgage, the lender releases money in stages (draws) as the build hits verified milestones.

Those milestones often look something like foundation, lock-up, rough-ins, and completion — but every lender’s schedule is a little different. An inspection or appraisal visit may be required before each draw.

It is different from:

  • A regular purchase mortgage (full advance when you buy an existing home)
  • A HELOC or cash-out refinance on a finished home (equity tools after the walls are up)
  • A “rate shopping” conversation that ignores draws, holdbacks, and contingency

How a Barrie construction mortgage usually works

Every file is different, but the path is usually something like this:

  1. Discovery — What you are building, where, timeline, income, debts, and how much cash or land equity you bring.
  2. Paper package — Plans/specs, detailed budget, builder contract (or self-build story), permits path, insurance.
  3. Structure — Which lenders will consider the file; draw schedule shape; appraisal based on plans / future value.
  4. Approval path — Application, conditions, commitment.
  • During the build — Draws released after verified progress; you plan for gaps, deposits, and holdbacks.
  • Completion — Often converts to (or is refinanced into) a permanent “take-out” mortgage on the finished home.
  • After — Renewals and check-ins so the next chapter is not a scramble.

    What is a construction mortgage in Ontario?

    It is financing that funds building a home (or a major rebuild) in stages. Money is advanced as progress is verified, rather than all at once at the start.

    How do draws work?

    The lender sets a schedule of milestones. When a stage is complete and verified (often by inspection), a portion of the approved funds is released. Trades and suppliers still need paying on their own timelines — so planning cash between draws matters.

    What is a holdback?

    In Ontario construction, a portion of payments is commonly held back for a period to help protect against lien issues. Holdbacks can reduce how much cash actually flows at each stage. Plan for them in your budget — they are not “optional vibes.” This is general education, not legal advice; your lawyer and builder will confirm how it applies to your contract.

    Do I need a licensed builder?

    Many construction mortgages are easier to place when you are working with an experienced, licensed, insured builder under a clear contract. Self-builds (you as general contractor) exist, but fewer lenders offer them and qualification is stricter. Bring the real plan early so we do not waste months on a lane that will not fund.

    Can my land count as equity?

    Often, owned land can support the equity / down-payment picture — subject to how the lender values it and the rest of your file. Bring the survey, purchase details, and any existing mortgage on the lot.

    What documents do lenders usually want?

    Expect plans and specifications, a detailed budget (not one vague lump sum), timeline, builder info (or self-build experience package), insurance, and an appraisal based on the plans / projected completion value. Soft costs (design, engineering, permits, surveys) belong in the budget too.

    How much contingency should I plan for?

    Custom builds often need a real contingency buffer — many people plan in the ballpark of roughly 8–12% for surprises, though your project may need more or less. Under-budgeting is one of the fastest ways a draw schedule turns into a panic schedule.

    How long does construction financing take to set up?

    It depends on documents, appraisal, lender turnaround, and how complete your builder package is. Starting before you break ground — not after the foundation pour — usually saves money and stress.

    Is a construction mortgage the same as a HELOC for renovations?

    No. A HELOC can help with some projects on an existing home. A full custom build or tear-down rebuild usually needs a true construction / progress-draw product. We compare options once we see the scope.
